SoCal Master Home Inspections is a locally owned Southern California home inspection company founded by Brian S. Zheng, a Certified Master Inspector® (CMI). The company was established with a clear focus on delivering thorough, reliable, and easy-to-understand inspection services for homebuyers, homeowners, and property owners.
Brian holds a bachelor’s degree in Civil Engineering, providing a strong technical foundation for evaluating building systems, structural components, and construction practices. His background allows inspections to go beyond surface-level observations, with a deeper understanding of how homes are built, perform, and age over time.
As Lead Inspector, Brian provides Certified Master Inspector®–level leadership and oversight for the entire inspection team. Rather than relying on rushed, checklist-based inspections, he establishes and enforces rigorous inspection standards that exceed typical industry practices. Under his direction, every inspection reflects disciplined methodology, professional judgment, and strict quality control—ensuring the team delivers clear, reliable, and actionable findings clients can trust when making critical property decisions.

SoCal Master Home Inspections operates under nationally recognized inspection standards supported by formal training, professional certification, and ongoing credential maintenance.
All inspectors on the team have successfully completed InterNACHI®’s required education, training, and examination programs, establishing a consistent baseline of technical knowledge, inspection methodology, and professional practice across every inspection.
Company inspection standards are set and overseen by a Certified Master Inspector® (CMI), ensuring that inspections consistently exceed basic checklist-level approaches and reflect disciplined evaluation, sound judgment, and quality control.
In addition, company leadership has passed the National Home Inspector Examination (NHIE), a nationally standardized examination administered by the Examination Board of Professional Home Inspectors (EBPHI), and maintains active membership with the International Code Council (ICC), supporting a strong working knowledge of building codes, construction standards, and commonly adopted safety requirements.

Inspection Technology

At SoCal Master Home Inspections, inspection technology is used thoughtfully to support accurate observations and clearer reporting. While experience and professional judgment remain the foundation of every inspection, modern tools provide additional insight that helps identify conditions not always visible during a standard visual walkthrough.
Technology used during inspections may include FLIR thermal imaging to help identify potential moisture intrusion, insulation deficiencies, or electrical irregularities, as well as precision measurement tools to evaluate floor elevation changes that may indicate foundation movement. When conditions allow and in compliance with FAA regulations, drone-assisted roof inspections are also utilized to safely assess roof coverings, flashings, and other hard-to-reach areas without unnecessary risk or damage.
These tools are not used for show, but to enhance documentation, improve accuracy, and provide clients with clear, visual information that supports confident and informed decision-making.
