SEWER SCOPING

—————————

SEWER CAMERA INSPECTION & LINE DETECTION

——————————————

A sewer camera inspection evaluates the interior condition of the main sewer line from the home to the city connection—an area that is otherwise hidden underground and cannot be assessed through a standard visual inspection. Because sewer lines are out of sight, problems such as cracks, root intrusion, offsets, or deterioration can exist even when plumbing appears to function normally.

For older homes, particularly those built before the 1970s, sewer lines may be constructed of cast iron or clay, which have a limited service life. Repair or replacement can involve significant excavation and may cost thousands of dollars depending on location and access. A sewer camera inspection helps buyers better understand the true condition of the line, reduce the risk of unexpected repairs, and make informed decisions during the purchase process.

* This is an optional service and is NOT included with a standard home inspection.

USING THE CAMERA

HOW IT WORKS

————————

A high-resolution sewer camera is inserted through an accessible cleanout and advanced through the main sewer line toward the city connection, typically up to approximately 100 feet. The camera records real-time video of the interior condition of the pipe.

During the inspection, we look for signs of damage, corrosion, root intrusion, improper slope, offsets, or other conditions that could lead to blockages or failure. When issues are identified, we note their approximate locations and provide recommendations for next steps, helping buyers address concerns early and reduce the risk of unexpected backups or costly repairs.

ADDITIONAL BENEFITS

—————————

A sewer camera inspection helps identify the location and nature of potential issues within the main sewer line, which can save time, money, and unnecessary disruption if repairs are needed. Because the inspection is non-invasive, no walls, flooring, or landscaping are damaged during the process.

Our findings can help determine whether further evaluation by a licensed plumbing professional is warranted, allowing buyers to plan next steps with greater clarity and confidence. We do not perform repairs or provide repair quotes, ensuring our inspection remains objective and focused solely on assessing visible conditions within the main sewer line. Please note that this inspection does not evaluate smaller branch lines or determine the remaining service life of the pipe.

THOROUGH REPORTING

—————————————

After the sewer camera inspection is completed, we provide a clear digital report that includes documented observations, recommendations, and a link to the recorded camera video as it travels through the main sewer line. The report is designed to be easy to understand while still presenting meaningful information that helps buyers evaluate the condition of the line. This documentation can be especially useful when determining next steps, requesting further evaluation, or supporting discussions during negotiations or the repair planning process.
