We recommend scheduling the home inspection as soon as your offer is accepted and within your inspection contingency period. Early scheduling helps ensure availability and gives you enough time to review the findings and discuss next steps with your agent.
Your presence is optional. Many clients choose not to attend the full inspection, but we encourage attending the final walkthrough if possible. This allows us to explain key findings, answer questions, and point out important areas of the home.
Most home inspections take 2 to 4 hours, depending on the size, age, and condition of the property. Larger or older homes may require additional time to ensure a thorough evaluation.
Inspection reports are typically delivered the same day or within 24 hours after the inspection. Reports include clear photos, detailed descriptions, and easy-to-follow summaries to help you understand the findings.
A home inspection is a non-invasive evaluation of the property’s visible and accessible components at the time of inspection. While we use professional tools and technology, such as thermal imaging and specialized equipment when appropriate, a home inspection does not involve destructive testing. As a result, conditions concealed behind walls, beneath flooring, or inside sealed systems may not be visible. Additionally, a home inspection cannot predict future performance or failures, but it does provide a detailed snapshot of the home’s condition on the day of the inspection.
