FLOOR LEVEL SURVEY
——————————
Foundation-related issues are among the most costly risks when purchasing an existing home, particularly for slab-on-grade properties common in Southern California. In many cases, professional engineering evaluations and related permitting can cost several thousand dollars before any repair work begins, and when foundation repairs are required, costs can easily reach the tens of thousands of dollars, depending on the extent of settlement, soil conditions, and site access.
A floor level survey measures elevation variations across the interior floor surface to help identify potential slab movement or settlement that may not be visible during a standard showing. These measurements often provide valuable context when evaluating cracking, door or window misalignment, and other related conditions.
As part of our inspection process, we include a concrete slab floor level survey on applicable homes at no additional charge, helping buyers better understand risk and determine whether further evaluation by a licensed structural engineer may be appropriate before small issues become costly surprises.

SLAB SURVEYING
HOW IT’S DONE
————————
We use a high-precision altimeter to measure interior floor elevations at approximately 30 locations, helping identify slab movement or settlement not visible during a visual inspection. Measurements are adjusted for finished flooring to reflect actual slab performance. If significant out-of-level conditions are found, further evaluation by a licensed engineer may be recommended.

FLOOR LEVEL SURVEY REPORTS
————————————————————
After completing the floor level survey, we provide a clear digital report that includes elevation measurements, visual references, and concise explanations of our findings. The report is designed to be easy to understand while still providing meaningful data that helps buyers assess potential foundation concerns. This information can be a valuable tool when discussing next steps, requesting further evaluation, or supporting negotiations during the purchase process.
