Thermal moisture scans are included at no additional cost with all of our inspections and are also available as a stand-alone service. Using infrared (IR) imaging, we scan surfaces for temperature variations that may indicate hidden moisture intrusion, plumbing leaks, insulation deficiencies, HVAC performance issues, or potential electrical concerns not visible during a standard visual inspection.
Thermal imaging allows us to identify areas that may warrant closer attention without invasive testing or damage to finishes. When abnormal patterns are observed, we document the findings and recommend appropriate next steps, helping buyers better understand conditions and reduce the risk of unexpected issues after closing.
Thermal imaging is a diagnostic tool and does not confirm the presence of moisture or defects on its own. Findings are evaluated in context and, when necessary, may warrant further evaluation by a qualified professional.

After the inspection is completed, you’ll receive a clear digital photo report documenting observed conditions throughout the property. Images are paired with concise descriptions to help explain what was observed, why it matters, and when further attention may be needed.
The report is designed to be easy to review and understand, while still providing meaningful visual documentation that buyers can reference when planning next steps, discussing concerns with contractors, or supporting negotiations during the purchase process.
